Spanning three miles of pristine sugar sand coastline, the tropical neighborhoods of Coquina Sands, Moorings, and Park Shore are centrally located in Naples with a strong sense of community, offering a variety of single- and multi-family properties on and off the water.
Named for the soft limestone of broken shells that was once used to build roads, Coquina Sands, just to the north of Olde Naples, is the oldest of the three beachside neighborhoods. In 1957, when a landscape architect named Milton Link purchased the original tracts of land in Moorings, north of Coquina Sands, real estate brokers laughed at the “sucker” who paid $1.5m for 300 acres. Then in 1964, another real estate developer named Raymond Lutgert was called crazy for wanting to develop the 760 acres of “barren” land that became Park Shore. Today, living in three of the most serene and prestigious American beachside communities, residents are the ones smiling in the sunshine.
What to Expect
A quiet, well-maintained, tight knit, and centrally-located beach community
Coming from the south, the Naples Beach Hotel is the first property where you’ll see a beachfront high-rise building. Slightly removed from but still easily accessible to downtown Naples, the beaches of Coquina Sands, Moorings, and Park Shore are a little quieter than their southern neighbors, with a strong sense of community. Many families choose to settle here for access to superb school districts. Winding streets are lined with beautiful banyan, ficus, and palm trees, beckoning residents to come outside and play in the sun. In Moorings, residents enjoy private beach access and residential parking, never having to worry about the crowds in town or at the Moorings Country Club, where members meet for golf, bocce, and a good time. Locals love the convenient, central access to attractions of both northern and southern Naples.
